This section should help with creation of documentation for approvals

Overview

This is not exhaustive as the area is ever changing, but will help get you moving in the right direction. You will need to check with individual councils and other bodies in preparation.

Plan Conventions

Titleblock

  • Property address

  • Your name and contact details

  • Client name

  • Dates, Issues, Revisions etc.

General

  • Legend

  • North Arrow

  • Scale: Will be specified by authority (commonly 1:100)

  • Should work in black and white

  • Standard paper size


General

  • Site Boundary

  • Adjacent Streets and names

  • Existing and proposed surfaces and structures

  • Neighbouring buildings and significant vegetation commonly between 3-7m onto neighbouring properties. Buildings often shown grey to make obvious they are outside of the extent of works.

  • Crossover shown with dimensions, kerb and footpaths

  • Drainage, pits, trenches etc.

  • Spot levels and contours (not always, or dependent on gradient)

  • Services

  • Easements


Plantings

  • Existing Vegetation (you will commonly need an arborists report) Canopies should reflect actual shape and positioning. SRZ and CRZ/SRZ should be shown.

  • Turf - Minimum square meters to warrant a lawn mower.

  • Trees for removal - May have a specific drawing requirement e.g. dashed or solid circle with a cross shown through the entire circle

  • Clothesline position

  • Fence heights

  • Significant trees that have been removed withing the last 12months to be included on plans

  • Planting to be drawn at 100% density within designated garden areas.

  • Corner splays, visibility sight lines - Australian Standard/New Zealand Standard 2890.1

  • Minimum amount and size of canopy trees based on house set back distance

  • Re-planting plans: Where indigenous plants are removed they should be replaced with indigenous trees and vegetation.

  • Climbing plant support systems. Sometimes no attachment directly onto fences

  • Maintenance notes

  • Landscape character map including Ecological Vegetation Class Map

  • Screening of fence lines with advanced shrubs

  • Minimum permeable surfaces

  • Located bins

  • Location of an outdoor entertaining space that is private

  • WSUD interventions

  • Higher density Residential Areas: Lighting incorporated into common areas, , Letterbox and meter box locations, rooftop gardens

  • Termite protection

  • Distance to main roads and shops


Paper Sizes

Sometimes there will be specific paper sizes requested and also addition reduced paper sizes. When working scaling a reduction in 2 paper sizes would correspond to a doubling in the scale. For example and A1 1:100 page would be 1:200 when printed on A3


Detailed Plans

The council may ask for more detailed plans after the planning permit is issues. Other times you may just need to go through building permitting process for necessary items.

  • Details for constructed items

  • Setbacks dependent on road usage

  • Lighting

  • Allowance for CCTV to be free of obstruction

  • Clear sightlines
